Saturday September 21st, 2024, after a morning of hand-harvesting and a convivial meal, we held our inaugural General Assembly… in a garden-party style.
Despite the opportunity presented by falling vineyard prices, acquiring a 15-hectare estate in Lalande de Pomerol remains a financially unreachable dream for a winemaker. But for wine lovers, owning a small share of that vineyard can become reality.
From this idea, the "Groupement Foncier Viticole des Premiers Capucins" was created in September 2023, initiated by Bordeaux winemakers Philippe Carretero and Fabien Guionneau.
The winemakers contributed just over €1 million to finance buildings, equipment, and stock. Their commitment extends beyond finances as they pour their know-how and energy into this estate.
On their side, the investors, initially made up of customers and close contacts, have already contributed €1.5 million to finance just over 6 hectares, and the fundraising is still ongoing. For each €4,000 share, partners receive an annual “rent” of 12 bottles of Château des Capucins, AOC Lalande de Pomerol. For the wine lovers involved in the project, this is the most rewarding return: bottles from their very own vineyard!
Here, what is original (even exceptional) is the direct contact between the winegrowers and the investors. This is financially beneficial because the GFV acquires the vineyard plots at cost price, without any commission for an intermediary. It is also much more convivial: the partners get closer to the winegrowers and discover their profession through large gatherings (Open House Days, harvest days) and in a more intimate way during visits or stays at the Domaine’s guest rooms.
To date, 150 wine enthusiasts have joined this “win–win” project to support the winemakers.
Acquiring vineyard shares has never been so simple. his type of investment merges patrimonial value with tangible enjoyment : you receive, as rent each year, bottles of your own wine, perfect to taste, share, or gift. It also allows unique moments with winemakersclose to the terroir. Financially, it’s a stable, tangible investment based on rare land whose value historically outpaces inflation.

Located in Lalande de Pomerol, the Château des Capucins benefits from a renowned terroir producing quality red wines aligned with current tastes. The vineyard spans 15 hectares, ideal for precise viticulture. The new team has begun the organic conversion, a committed and value-driving approach. The estate also has strong wine tourism potential with four guest rooms and a reception hall. It is led by seasoned winemakers already recognized for their work at Château Rioublanc.

The SCI Capucins & Templiers targets corporate investors (SARL, SAS, SCI, holdings…) and foreign residents (who don’t benefit from GFV tax breaks). In 2025, only 100 shares are offered
directly by the winemakers at €4,000 each, with an annual "rent" of 12 bottles, rising to 15 bottles from the 5th year. This structure offers potential gain thanks to a highly
sought-after terroir and higher yield starting in 2029. This offer is based on a win-win model: investors gain an attractive placement, while winemakers benefit from two main advantages:
