
The plots owned by SCI Capucins et Templiers are located on a different terroir from our other vineyards and will bring new notes to our Lalande de Pomerol.
SCI Capucins & Templiers: An opportunity for companies and foreign residents
In 2025, we are creating SCI Capucins et Templiers to enable companies (SCI, Holding, SAS, SARL) and foreign residents to acquire shares in our vineyard.
The SCI thus complements the GFV, as the latter is exclusively intended for individuals, with tax benefits that apply only to French taxpayers.
Please note that the SCI offers another tax advantage for companies: it generates neither taxation nor social contributions. Indeed, the acquisition is made directly with available company funds, without passing through a personal account.
LThe vineyard of SCI Capucins & Templiers: 2 hectares already certified organic
On March 26th, SCI Capucins & Templiers signed a purchase agreement with SAFER for the acquisition, in October 2025, of the following plots in AOC Lalande de Pomerol :

- OC243 : 0ha11a40ca at Champs des Landes
- OC351 : 0ha07a10ca at Champ de Lavaud
- OC353 : 0ha20a25ca at Champ de Lavaud
- OC354 : 0ha20a00ca at Champ de Lavaud
- OC697 : 0ha34a57ca at Marchesseau
- OC948 : 0ha49a29ca at Marchesseau
- OC950 : 0ha06a29ca at Marchesseau
- OC952 : 0ha08a89ca at Marchesseau
- OC954 : 0ha01a78ca at Marchesseau

A sandy-gravelly terroir extending from the Pomerol plateau.
These are the best soils in Lalande de Pomerol, warm lands scattered with stones that retain heat and promote the full ripening of the grapes.
For Château des Capucins, these plots offer three major advantages :
- They are located on a highly sought-after terroir in the commune of Néac, very close to Pomerol, and complement our existing plots in Lalande de Pomerol.
- These plots are already certified organic (while we will have to wait until 2026 to complete the organic conversion of the other vineyards at Château des Capucins).
- With this purchase, we will also have a strong brand with an original label: Clos des Templiers.

A yield of 12 bottles per share, increasing to 15 bottles from 2029
Overall, the purchase of the plots is being made at cost price: €400,000 all fees included, with only 100 shares of €4,000 available.
This very attractive price is linked to the current market and to maintenance issues that have affected this vineyard for the past three years. As a result, yields will be lower in the first years and the SCEA will incur restoration costs.
In this context, the initial rent will be 12 bottles per year for one share (equivalent to 4.8% based on the current price of Château des Capucins).
Starting in 2029, the rent will increase to 15 bottles per share, representing a 6% yield. By then, the SCEA will have restored the vineyard to perfect condition and will be able to count on high-quality harvests.

For a corporate shareholder, many uses for the bottles received as rent and an image boost
For an individual, the purpose of receiving a wine allocation is obvious: enjoying tastings with family or friends! For a company, it’s different, but just as interesting :
- Offer corporate gifts featuring “your own Lalande de Pomerol wine.” There is the option for personalized labeling with the company’s name, as a co-owner, on each bottle (including bottles purchased beyond the allocation received).
- Serve “your own wine” at professional events, a way to showcase your involvement in a highly valued field in France and in many countries where fine wines are appreciated.
- Transfer bottles to shareholders at book value, which can be done at a significant discount.
- Resell the bottles at market value. This is naturally the case for companies in the wine sector, and it becomes possible for any company that includes this activity in its articles of association.
Of course, as with the GFV, bottle personalization is available for the company co-owning the vineyard. The labeling can be applied to all bottles received, whether from the allocation or from additional purchases at the preferential owner’s rate.

Strong capital gain potential on the secondary market
The plots acquired by the SCI are located in a highly sought-after area of the appellation. In less than five years, they will still be organic and in perfect condition, making it possible to offer them at a higher price than today.
Moreover, starting in 2029, the 25% increase in the wine allocation will logically result in a proportional capital gain.
Finally, once the financing of the 15 hectares of Château des Capucins is complete, the winemakers will handle the placement of shares on the secondary market, just as they did for the vineyard acquisition. And since there will no longer be shares available on the primary market, reselling shares at a good price will be easier.
